Our new park homes start at £125,000 up to £210,000. The price of the home varies according to its age, size & location on the park.
When you buy one of our park homes "off-plan", the design, layout & room size can be completely tailored to your requirements. The home will be fully furnished with loose & fitted furniture, as well as carpets & soft furnishings. The final cost will include VAT, delivery of your home & securing it to the base, building the exterior skirting & steps. All our new park homes enjoy a private garden with on-plot parking and are connected to mains water, electricity, gas, drains & sewerage.
A pitch fee is paid in monthly instalments. Alternatively the pitch fee can be paid annually on 1st January; this would entitle the payee to a 5% discount. The pitch fee contributes towards the park's general running costs.
Additional costs include utility bills, water rates & sewerage. However, with good insulation & double-glazing, energy costs are generally lower than a conventional home. Council Tax is also payable, but since Park Homes are recognised as retirement homes for council tax purposes, they fall into band A. Finally homes must be insured to their full replacement value.

The pitch fee is reviewed on 1st January each year & goes up or down in line with the Retail Price Index.
Yes. We are residential retirement park & you can live here permanently.
As we are a retirement park for the over 50s, all residents must fit into this category. Children are therefore not permitted to be residents. They can however visit & stay from time-to-time.
Residents are permitted to keep one small dog at The Vynes & Brickhill Park, (not at Downlands Park) subject to the prior written approval of the park owner. Any resident permitted to keep a dog will be required to enter into a separate licence agreement with the park owner. Permission for a dog may be withdrawn if the owner is in breach of the licence conditions.
When purchasing a new park home, we request a deposit of £2,000 to secure the plot/home. If you purchase a show home, the remaining balance will be payable on completion. If the purchase is a new home, we ask for a further 20% on confirmation of the order, followed by the balance on completion.
Park Home finance is available from Park Home Assist (0845 402 3414) & RoyScot Larch (01235 438280) up to 70% of the value of the home. We are happy to provide details on request or you may contact these organisations for more information.
If you wish to sell your home we will work with you to help sell your property or you may choose to sell it sell it privately or via an estate agent. A commission fee of 10% is payable to McFarland Park & Leisure, as detailed in the Mobile Homes 1983 Act, on completion of the sale.
Yes, Park Homes can be passed on in a will.
No. You are granted a licence to site your home on the plot indefinitely.
All Park Homes are built to British Standard BS3632 & are covered by a free Gold Shield Ten Year Warranty. Our new park homes are designed to last for many decades, incorporating UPVC windows, double-glazing & exterior rendering. Furthermore pitched roofs have a 40-year weatherproof guarantee & with routine maintenance (e.g. exterior painting every 5 years) your Park Home will last for many more years.
The value of a park home is based on the value of the land on which it is sited & the value of the home itself. The value of the land on which the home is sited rises or falls in line with regional property values & therefore the value of the home varies accordingly.
Park Home values closely follow those of the conventional property market. They can often increase in value in the same way as a well kept "bricks & mortar" home of similar size in the same part of the country. Furthermore, as Park Home living becomes increasingly popular, demand rises & drives up home values & prices.
We currently have a show home, which is available for immediate occupancy. If you are ordering a new home to be built to your specification, we work very closely with the manufacturer to deliver your home as efficiently as possible. All newly built homes should be available within 6 months of purchase.
